Newcomer’s Survival Guide

There’s no doubt that relocating can be stressful. Buying a new home is always exciting, but each move comes with its own set of unique circumstances. Whether you’re leaving one community for another, moving across country, or just relocating neighborhoods, leaving established relationships in order to dive into new ones is never an easy thing.

As many of us know from first hand experience, moving to Los Alamos has its own set of challenges. But the good news is that there are so very many wonderful resources and opportunities here in the city on the hill. So, if you’re looking for a way to connect with new people and establish yourself in this wonderful community of Los Alamos, prepare to take notes.

For Families & Especially Mothers

If you’ve got kids of any age, the best way to meet new friends is to help your kiddos settle into a new friend group of their own. The first stop in helping your kids find a group is to check out the Family YMCA of Los Alamos. You can see a short brochure of their offerings here. With child care available to younger kids while their parents enjoy an exercise class, the YMCA is a wonderful resource for new families in Los Alamos. Sign your kids up for a team sport, volunteer, and get involved! This can be the first step in meeting new families that share your interests and goals.

And if you’re a mother of a young child, don’t feel as though you’re here all by yourself! Make some time and reach out! Go to a yoga class. Take advantage of the child watch at the Family Y and do something for yourself. Nothing could be more important for you, your kiddo, and your family!

In the past, I’ve spoken about the Family Strengths Network. But I have to say that as a resource for new and existing families in our community, they really know how to offer support! If you visit their website at LAFSN.org, you’ll find a list of support groups, classes, field trips, and activities for everyone. There’s no better way to find people you have things in common with than to take a class or attend a field trip or discussion group. These are perfect places to strike up a conversation and make new friends!

For Everyone

If you’re a happy couple or even a happy single, don’t worry! There are plenty of places for you to find friends and like minded people to just hang out with. The key is to get involved. Remember the Scooby Doo cartoons? The theme song lyrics are, “Come on get involved, there’s a mystery to solve.” I challenge anyone to get out and get involved. Sometimes it becomes an easy habit to sit in your new place and tell yourself you don’t know anybody. It might be true. But you will never know anyone until you get out and get involved!

The Family Y – While you might not need child watch services, the YMCA is a fantastic place to take a yoga class, or use the climbing wall. The listing of available classes has some truly unique opportunities.

FLACL – Or, perhaps you’re more of a bookworm. Volunteer with the Friends of the Library here in Los Alamos and meet some fellow bibliophiles. Find more information about that wonderful group of people here. They collect, catalog, and maintain the Friends of the Library just inside the Mesa Public Library building and do other volunteer work with our county libraries as well as other public service library organizations.

Los Alamos Sportsmen’s Club – Are you an outdoor type who likes to hunt? What about target shooting? Would it interest you to know that one of the top Junior Level Shotgun Shooting teams is located right here in Los Alamos? The Sportsmen’s Club offers training classes for novice and beginner shooters of all ages whether your interest is in sporting clays or target shooting with a pistol or a rifle. Members in the club are active and come from every walk of life. Check out their website for more information.

No matter if you like exercise, books, or target shooting and outdoor pursuits, there is an organization for you in Los Alamos. I hope that you’ve gotten some good ideas on ways to get involved here in Los Alamos. If you’re new to our community, we welcome you! What Does FICO Do For You?

It’s likely you’ve probably seen the letters FICO. You might even use them regularly when talking about your credit score. But do you actually know what they stand for?

Hmm. Federal… Well, the I could be income, right? And the C is definitely credit…

It might surprise you, but FICO stands for Fair Isaac Corporation. You might wonder what on earth Isaac being fair has to do with your credit score, but the letters FICO simply come from the name of the first organization to come up with a credit score. A way to use data about a potential borrower’s credit history to assign them a score that banks can use to determine the level of risk associated with lending that borrower an amount of money.

FICO scores are a pretty important part of the home buying process. But this isn’t a random number assigned to you because of your income bracket. You actually have some control over your score. The decisions you make can improve that number and help you in your journey to buy your dream home. So, let’s take a look at the FICO score.

When Did Credit Scores Appear?

The very first method for calculating a credit score was introduced in 1989. That may seem really recent to some of you, and ages ago to others. But what you’ll notice is that for a good number of you, your parents and their spending habits predate the concept of a credit score.

In the old days, “credit” was an account you had with an individual store owner. Your reputation was based on how well you kept up with making payments on that account. And in a good number of small towns throughout the US, farmers and ranchers only had cash money to pay accounts when the harvest was sold or the cattle went to market.

Homes were either built and paid for with cash, or sometimes you would get a bank loan. If you’ve ever watched the holiday classic, “It’s a Wonderful Life”, this is the entire purpose behind the Savings & Loan concept that is central to the plot in that movie. Go back and watch it if you haven’t seen it in awhile. Pay attention to the run on the bank, and the purpose of the Savings & Loan. It will give you a snapshot of why we have FICO scores, fair credit reporting, and equal opportunity lending laws.

Unravel the Mystery

According to Investopedia, “to determine credit scores, the FICO weighs each category differently for each individual. However, in general, payment history is 35% of the score, accounts owed is 30%, length of credit history is 15%, new credit is 10%, and credit mix is 10%.”

This may seem somewhat simple, but it isn’t. The key is that the FICO weighs each category differently for each individual. With the addition of new database comparison capabilities, this has actually become very complex! These percentages are a guideline though. And if you’re trying to figure out the best way to build or rebuild your credit, take a look at these numbers and rethink how you utilize your credit.

Version 2.0

Here’s something that might really surprise some of you. Since coming up with the first scoring method in 1989, the FICO has had more than 10 versions of their calculating methods! The most widely used version as of 2021 was still FICO 8. FICO 9 was introduced in 2016 and was more attuned to medical based accounts, but a good number of auto loan and even mortgage lenders still use FICO 5. Investopedia suggests that the Version 10 introduced in January of 2020 might become the new most widely used version due to some really sweeping changes in how we do business in our post Covid world.

I highly suggest clicking on this link and checking out Investopedia’s easy to understand overview of how these multiple versions of the FICO could affect you personally. However, just at a glance, it could help you a lot to understand that when you apply for a credit card, an auto loan, or a mortgage, your credit score number might be different. Not because you made a mistake or did something unexpectedly amazing, but because that lender might be utilizing a different method of the FICO for calculating the number of your score. Another important thing to understand is that your number will likely be within a certain range. If that means your range is on the border of excellent to good, good to fair, etc, this could affect your interest rate and is certainly worth considering.

Your Credit, Your Life

The best way to feel good and secure about your FICO score is to understand it and take control of your credit life. Even if that means coming up with a long term plan, it can still feel really good to be fiscally responsible. And fiscal responsibility is an important step on the way to homeownership. Plumbers, Plutonium, & D-Site

There’s been a lot going on down DP Road lately. Not only has the new roundabout construction brought this out of the way area to our attention. But the addition of dozens upon dozens of promising new residential dwellings has also livened up the conversation. Whether you’re a long time resident of Los Alamos or a newcomer, it’s possible the name of that road causes a bit of head scratching. Sometimes, if you’ve always heard something, it becomes the norm and you stop thinking about the strangeness of a name. If you’re new to the area, you might have looked at the road signs, scratched your head, and attributed it to the general oddness that is attached to Los Alamos in general.

When it comes to DP Road, that’s pretty much right on the money. Just for fun, let’s look at some of the possible origins of the letters D-P as researched by Craig Martin for his book, Los Alamos Place Names.

DP Site

It is a fact that in 1945 the production of plutonium took place in the Chemistry building which was referred to as D-Building. At the time it was located near Ashley Pond and pretty much right in the middle of everything else too.

Three things happened fairly close together to spur on a location change. First, the full health concerns in the handling of plutonium began to be recognized. Secondly, the amount of plutonium being handled at D-Building increased rather drastically. Thirdly, there was a fairly large fire in C-Shop not far from D-Building.

In order to prevent a large scale plutonium disaster that would not only be a health and safety hazard, but could also shut down activities at the Technical Area, TA-1, management determined it was time to move operations at D-Building to a new location at D-Site. Somewhere a little more remote and therefore safer.

With the barracks and Technical Areas clumped together, the potential for disaster seemed high.

Damn Plumbers

This particular name suggestion came from the number of contractors working at the site who belonged to the plumbing profession. Realistically however, plumbers certainly didn’t make up the entire workforce at the new site.

Displaced Persons

There’s a good chance that anyone who has been in Los Alamos for a period of time, whether by choice or by necessity, has felt somewhat displaced. Part of this phenomenon can be attributed to the fact that the Secret City on the Hill was always intended to be somewhat remote. Most of the workforce in the early days were brought in from somewhere else. They were displaced. Not only that, but the personnel sent away to the new D-Site from the main Technical Area near Ashley Pond were being displaced quite a large distance from the original D-Building. The new Chemistry building on DP Road was supposed to be far away from everything else. Sure, it was a practical decision, but many of those people certainly felt like “displaced persons”.

D-Plutonium

A good number of the original workforce at the new Chemistry building assumed DP stood for D-Plutonium because of the nature of the work they were doing there and the materials used. Although another construction worker at the time the facility was built thought that P stood for Polonium, which is an element in the uranium-radium series of radioactive decay. How many elements on the periodic table start with P? We will never know which one it was really meant to be!

D-Plant

This likely candidate was suggested because in the original building documents at the time refer to the “Plant” Committee overseeing the building of the “plant”. If you believe this bit of rational history, DP stands for D-Plant where plutonium was manufactured. It’s a rather unromantic origin story, but sometimes those are the most accurate.

D-Prime

This one is probably the most widely accepted meaning behind the DP in DP Road. There is a practicality to this given the scientific jargon and the fact that D-Prime eventually replaced D-Site. There was also another building called P-Prime nearby. Eventually, this was shortened to D-P and then years later the road going down to the facility was referred to as DP Road.

D-Production

Something that isn’t always made clear is that D-Site (on DP Road) was a new Chemistry building to replace D Building (back over by Ashley Pond). However, D-Building was still a thing. Calling D-Site by that name emphasized the relationship between operations at D-Site that used to take place in D-Building. This relationship created some pretty hefty confusion in the mail service here in Los Alamos. A lot of the mail addressed to D-Site would be delivered to D-Building by mistake.

A man named R. H. Dunlap was in head of administrative and personnel issues, which included the mail service. Urban Legend and some historical documents suggest that he solved this confusion of mail delivery by calling the new building DP, short for D-Production. The idea was that all of the production activities formerly taking place at D-Building had been transferred to D-Site and therefore mail pertaining to production needed to be sent to the new facility.

Who Knows?

The truth is that we don’t have any actual written records. There are historical documents and anecdotal information provided by those who were part of the community “back in the day”. But we will really never know. Whether you want to think DP Road is Displaced Persons, D-Prime, or was named for D.P. Macmillan (a LASL scientist at the time), that is YOUR decision to make. In the meantime, DP Road is just one more strand of the charming and unique fabric of Los Alamos History.

A Little Bit Country

Los Alamos County is so very unique in the available housing options, but never is this more obvious than when you make a left turn off State Road 4 onto Piedra Loop in the White Rock Subdivision of Pajarito Acres. 3-5 acre lots populate the hilly terrain. Homes come in all shapes and sizes and small barns and enclosures house everything from horses to goats and anything in between. The trailhead of the Red Dot trail sits on the canyon side of the winding black top road. It is as it was meant to be: country living in Los Alamos.

It all began in 1962 when a group of Los Alamos residents began chatting about the possibility of owning larger lots on the Southern side of White Rock. Unfortunately, the Atomic Energy Commission had a contract with building E.I. Noxon that prevented other parties from developing White Rock for a period of three years. This meant that the country loving residents had to wait until that expired in 1963 before petitioning the AEC to release land for a “acreage-type development”.

As with all housing developments in White Rock, there were difficulties in building because of the basalt that lies beneath this entire area of the county. In fact, the original Pajarito Acreage Development Association had a bit of a kerfluffle with the FHA regarding septic tanks. Thanks to the basalt, the FHA refused to insure mortgages on homes in Pajarito Acres. The future residents tightened their belts, accepted the additional cost of $2000 for a sewage system, and built a sewage lagoon not far from where the Red Dot Trailhead currently sits. By March of 1965 there were two families living in the development and by summer there were 18 more. In the beginning, they didn’t even have a water system. It was finished by August of 1965 and residents have never looked back.

The current Pajarito Acres Homeowner’s Association is made up of residents from only Pajarito Acres. La Senda is another development entirely. In fact, it might interest you to know that the land where La Senda sits was once fated to become a an area of dense residential condos and even apartments. The second “acreage type development” hadn’t been selling quite as quickly as Jemez View Development had hoped. Only two five acres lots had been sold and the company applied to the planning and zoning committee to have the valuable tract of land between White Rock and Pajarito Acres rezoned.

In a complete reversal of a more than forty year trend, there wasn’t a dire need for housing in Los Alamos County. The residents pushed back, finally making their opinions into a ruling from the planning and zoning committee and preserving the mixed residential/agricultural use for the remaining 134 acres of La Senda.

These days there is no doubting the wonderful country style living available in Pajarito Acres and La Senda. The Pajarito Riding Club operates a small equestrian facility located at the corner of Piedra Drive and Piedra Loop. The club website is a great resource for trail maps for not only Pajarito Acres and La Senda, but also has links to LANL trail maps that you might find interesting.

Trails in both subdivisions are open to whomever would like to walk, ride, run, or hike them. If you prefer pavement, the streets are wide and smooth blacktop with plenty of hills and curves to make it an enjoyable trek. You can reach Piedra Loop about a quarter of the way around by heading down Sherwood Blvd until it dead ends in Pajarito Acres and don’t forget that you can find the Red Dot Trailhead about halfway around Piedra Loop. The trail offers some really spectacular views of the Rio Grande Valley.

Garden Los Alamos

To Garden or Not to Garden?

If you’ve been bitten by the home garden bug, there are a few things you might want to keep in mind if you’re planning to garden here on the Pajarito Plateau. Home gardens have certainly come back into fashion lately. With the pandemic causing stores to run out of food and forcing us to find things to do in our own backyard, it has been the perfect time to get back to basics. Not that I’m suggesting anyone go full on “farm mode”, but this could be a really fun family project!

Where to Garden?

It’s tempting to look at your yard and tell yourself that you’ve got “the perfect spot” for a garden. Keep in mind that the climate here in Los Alamos County doesn’t necessarily make that a good idea. Sure. You can find a spot out of the way where your kids and pets aren’t likely to trample your plants. But there are some really important factors to keep in mind when you’re choosing a spot to garden.

Soil

Let’s be honest here. High Arid Desert doesn’t necessarily scream fertility. Be real with yourself and be prepared to do some soil prep for your garden. This might even involve raised beds which have the benefit of being easier to cover during that last freak snowstorm we’re likely to experience in May. Whether you’re wanting to grow herbs or vegetables or flowers, you need to research what sort of nutrients those plants need to thrive. Start with one or two varieties. You might get a bumper crop of carrots, but being successful with one thing can lead to success with other items next year. It’s a bit much to ask your starter garden to become a farm to table operation in one season.

Temperature

Once you’ve figured out what you have in your soil and what you need to add, it’s a good idea to keep an eye on the potential temperature of the soil. Seeds need a certain amount of warmth in order to germinate properly. If your in ground garden plot gets good sun during the day, there’s a chance it could be ready to support seeds in late April and early May. If your preferred location is in the shade, you might need to create a raised flowerbed situation in order to provide soil that is the correct temperature. Don’t forget that you can germinate seeds and get your garden started indoors too! See this homesteading article for more information on that.

Keep in mind that full sun might be fantastic for germinating seeds in spring, but by July and August our scorching summer sun will have your plants withering away. Being able to provide some kind of temporary shade over your garden is a real bonus. Whether you use a picnic awning or a pergola, your plants will thank you!

Plan Ahead!

It really pays to think about WHEN you’d like your crop to be ready. If you’re trying to get pumpkins in time for your own private pumpkin patch in October, pay attention to the information on the back of your seed packet. Do the pumpkins take 120 days to mature? Then keep that in mind when you plant and start your pumpkin patch in June. It’s not necessary to plant everything at once. Think of your garden in terms of crop rotation and you’ll find yourself with less to do at once.

Wildlife Woes

It goes without saying that we have some serious wildlife population here in Los Alamos County! Where else do you nearly step on a rabbit when walking outside your front door only to spot deer grazing in your yard before locking eyes with a bobcat on your morning jog? Everything from rabbits to bears can ruin your home garden. The visitors most likely to cause you grief are going to be rabbits and deer. If your yard is prime territory for these visitors, you might want to consider adding chicken wire to your garden plot. You might also think about adding a salt block or corn for deer to distract them from your plants. Or, you could go all out and invest in a “Garden in a Box” complete with raised garden beds and a pest fence to protect your plants from all but the most determined of visitors. It depends on your yard situation, who and what sort of pets live in your home, and just how determined you are to have a successful garden.

Why Do We Wait Until Spring to Clean?

When you hear the words “spring cleaning”, what do you think of? Is it a quaint notion that conjures up an image of some June Cleaver like woman with a wasp thin waist and kitten heels beating a rug and somehow managing not to get a single speck of dirt on her pristine dress? Or do you go the other direction and visualize your laundry room as you wipe grime off your forehead with one hand and tackle a lint bunny the size of King Kong with the other?

Spring Cleaning is a fascinating concept really. I don’t know about anyone else, but it stresses me out. This idea that we’re supposed to take a single weekend or week or even two weeks and do what? Clear out all of the junk that’s piled up in the house over the past 365 days while scrubbing and mopping and dusting until we’ve managed to eradicate any germs or dirt?

Little House on the Prairie

First of all. The concept of spring cleaning is an old one. Like 1800’s old. Probably older than that. There are certain scholars that like to say it originated with some religious customs that involve spring. Whether you’re celebrating Easter, Passover, or Lent, there are ancient religious customs regarding the cleaning of altars, churches, or even getting rid of any sort of leavened bread that might be considered disrespectful to the spirit of the season.

A Little Dirt Don’t Hurt

Other customs surrounding spring cleaning are practical. According to a Washington Post article on the subject:

“Because homes used to be lit with whale oil or kerosene and heated with wood or coal, the winter months left a layer of soot and grime in every room. With the arrival of spring, women would throw open windows and doors, and take rugs and bedding outside and beat dust out of them and start scrubbing floors and windows until sparkling.”

Um, ICK! Can you imagine what it was like before things like natural gas furnaces, hot water heaters, and electricity? If you have a wood or pellet stove or a fireplace, you know what kind of mess that involves. Now imagine that grime covering every single surface in your home.

Logically, you weren’t going to be able to air things out and clean that grime or soot until the weather warmed up. Ergo, Spring Cleaning. Further historical evidence suggests that the men in the household were turned out for a week in order to allow the womenfolk the space and time to get the job done right.

Yeah. I’m not going to agree with that notion at all. Not unless Dads want to be responsible for keeping the kiddos out of the house so Mom can clean. At some point this tradition of opening up the home, airing things out, and achieving that sense of renewal is more biology than anything else. Spring is a time of renewal and regrowth. The beginning of the growing season. So, embrace it!

Reality Check

Here in Los Alamos, spring can also be a time of unsettled and often wild temperature and weather swings. How many of you remember getting snow in May a few years ago? It happens. Here in the Rockies we can’t always count on spring to start in March or April. So, why not get started with your “renewal” in mid to late February?

Here’s an idea. Make this a numbers game and begin with the first part of ANY cleaning project. Decluttering.

Numbers. As in date. Choose a room in your home that needs some TLC. Or start in your bedroom. Even more specific. Your CLOSETS. Depending on what day you start, remove that many items from your closets. If today is the 20th of the month, then remove twenty items from your cluttered closets. These don’t have to be big items. The point is just to go through and get rid of things you don’t need or want.

Anything counts in this numbers game. I don’t care if its a stray candy wrapper or spare change. Count it! Let your kids get into this idea and choose 20 toys they don’t play with anymore. Have too many Legos or Barbie accessories? This can be a great way to pare down the sheer volume of these items over time.

And tomorrow on the 21st? Come back and do the same thing. Do it every single day for 20 days. And then move onto the drawers. Eliminating a specific number of things each days takes some of the stress out of the task. When you say “clean out a closet” or “clear out my drawers” the sheer volume of items involved can be daunting. Putting a specific parameter on this takes the sting out.

Choose three different targets in your home and three sets of 20 day clean out campaigns. You can even do ROOMS if that feels more productive to you. Work on the living room for 20 days, then the bedrooms, then the kitchen (or whatever works for you). Then, when the weather is really nice enough to open the windows, air it out, and really get that spring clean feel, you won’t have to wade through your shelter-at-home-clutter-fest to get the job done.

The Story of Barranca Mesa

Most of the neighborhoods in Los Alamos are unique in their own ways. But this sense of unique “differentness” is never more immediately different than when you head up to Barranca Mesa. There’s a reason for that. Honestly. And the simple answer is that until 1958 all of the housing in Los Alamos belonged solely to the government. The very first privately owned homes in Los Alamos were built on Barranca Mesa. But let’s back up a bit and take a look at why.

Los Alamos Scientific Laboratory

LASL, as the Lab used to be known, was the prime concern and focus of the ‘powers that be’ here in Los Alamos. The town itself was a closed community. Beginning in 1949, the Atomic Energy Commission had been systematically backing out of it’s “ownership” of the towns of Richland, Washington and Oak Ridge, Tennessee by selling government homes to members of those communities. But neither of those places were like Los Alamos. The complete lack of space to grow has always been a concern. In 1955, Norris Bradbury was still saying the same thing he had been since 1946. “Housing is the biggest problem faced in Los Alamos.”

Bradbury wasn’t necessarily saying that because he was overly concerned about growth of the town. Let’s be straight here. The town of Los Alamos had one purpose. To provide a workforce for LASL. For this reason, Bradbury absolutely shot down the idea of selling government owned homes in Los Alamos to private citizens. Homes were a perk of LASL employment. If you retired or left your job, you lost your home. End of story.

By the mid nineteen fifties, LASL was having difficulty retaining its workforce because two thirds of people surveyed here in town said they wanted to own their own homes. They were tired of living in government homes that were too small, offered too few modern amenities, and had almost no options for remodeling or updating. Can YOU imagine living in an original Group 11 home and being told that you weren’t allowed to change a thing about it?

It soon became apparent that the best option for home ownership in Los Alamos wasn’t decreasing the LASL pool of government owned homes, but opening up other land adjacent to the Los Alamos townsite for private lots. If you’ve been here awhile or are keeping up with the recent debate over what to do with the LAPS land owned on North Mesa, you might find it amusing that in 1958 it was decided that the approach to North Mesa (it used to be called Tank Mesa) was too steep for residential access. North Mesa didn’t become “a thing” residentially speaking until the 1970’s when the housing situation once again grew desperate.

If you’re currently in the market for a home in Los Alamos, I want you to close your eyes and imagine a situation where you have to apply to purchase one of 72 available lots. That’s right. 72 possible lots not available to everyone, but available to those “approved” to purchase because they were somehow directly linked to an ongoing project at LASL. (In the early days, teachers and physicians were considered essential personnel so they were included in the pool.)

On the night of February 27, 1958, people gathered at the Civic Auditorium where they set up a bingo style ping-pong ball mixer. Numbers were selected, and future residents of Barranca Mesa Subdivision #1 found out what random order they got to select their lot.

To give you an idea of how completely random this process was, Barranca Mesa Homeowners Association President, Wallace Leland, and housing activist Dale Holm were picks 53 and 57 respectively. Can you imagine? You spend hours upon hours on this project and the town pediatrician Dr. Sidney De Briere gets the first pick of lots?

The 72 home sites were designated either A or B. A lots had to have a minimum 1200 sq ft home and B lots a 1600 sq ft minimum. Not that there weren’t some distinctively Los Alamos choices in building material included in the custom homes. In fact, when the Ranch School B-Building and the old Ice House were dismantled, several future Barranca Mesa residents salvaged flooring, stone, plumbing, and even wiring to incorporate into their brand new late 50’s custom homes. Come on, say it with me, “That’s SO Los Alamos!”

Barranca Mesa Subdivision #2 went into planning in 1959. The first plans included smaller lots to allow for more homes. Unfortunately, the FHA determined that these lots should be more expensive because of rising home values. Buyers weren’t happy with that at all. To appease the general public, the number of lots was reduced, the available lots were enlarged, and the trend of having large, custom homes on Barranca Mesa was reinforced.

Barranca Mesa #3 was offered for sale in 1962.

Barranca Mesa #4 followed quickly in 1964.

The last section of Barranca Mesa to be developed was “Subdivision #5” which extended beyond the narrow portion of Otowi Mesa and let Los Pueblos continue down until to where the end currently exists. A trip down Los Pueblos will include homes built anywhere from the 1970’s to the 1990’s and beyond. In fact, several of the homes near the middle to end section of Los Pueblos were built by the LAHS Building Trades class when I was a local high school student. And if you’ve ever had the opportunity to walk through the homes near the end, you’ve been treated to some of the most incredible views in the county!

There’s no doubt that our local neighborhoods are filled with interesting bits and pieces of local and even national history. Keep that in mind as you shop for your new dream house. Regardless of what neighborhood you choose to reside in or how you choose to make your home YOURS, know that you’re part of a long tradition of Los Alamos Unique! Saying Goodbye to 2020

There’s no doubt about it, 2020 has been a year to remember. Most of it NOT on the positive side. I don’t know what your usual New Year’s Eve traditions consist of, but it’s a pretty good bet that whatever they usually are, this year is going to be different.

Staying home. Social distancing. No gathering with friends or family in your house, their house, or any house. Yes. All of this makes for a strange holiday season. But perhaps its time to look on the bright side.

It’s going to be important to usher out 2020. That’s for sure. But maybe there are some new, fun ways to make this into a New Year’s Event your family will remember for years to come.

A Time For Family

This is an opportunity to make the night a family affair. A giant family lock in, sleepover, and house party all in one. Bring out the junk food! Christmas cookies, candy, sundae bar, layer cake, holiday puddings, and more. Ask each member of the family to choose a dessert and a favorite game. If you have a Nintendo Wii gathering dust, this could be the opportunity to bring out those goofball favorites like Raving Rabbids or Mario Kart. Spend the entire evening sampling scrumptious junk food and playing games until 2020 is over and done. Maybe end the night with a family movie at midnight and let the kids fall asleep in a pile like a litter of happy puppies. Have a lazy family time weekend and be kind to yourself and those you love. Yes, we’ve all had some challenges as we isolate together, but at the end of the day your family is still your family.

Couple Time

It’s a pretty sure bet there are not a lot of places to actually GO on New Year’s Eve this year. If you’re trying to make the evening special you might try having a romantic night in instead of out. Dress up anyway. Look and feel like a million bucks. Cook a nice meal or order out. Los Alamos favorite, Sirphey, is offering a Royal Feast for New Year’s Eve. Or you could check out some of their other elegant offerings if you’re looking for a special feast to ring in the new year. Buy your favorite beverages. Look for New Year’s Eve celebrations around the world online and watch fireworks and more in every time zone across the globe. There’s no reason why 2020 can’t end on a happy note. Make it happen!

Power of Positivity

Whether you are a family of one, two, or ten, there has never been a greater need for purging the negative and embracing positivity. Think of December 31, 2020 as a time to cleanse the mind and the spirit. Take some time to talk to your loved ones. Talk about the things you’ve experienced this year. Talk about your worries and your fears.

“Getting it out” doesn’t just happen in therapy. It’s something we can share with our loved ones every time we listen to one another whether you’re face to face, FaceTime, or using Zoom for a family conference call. The best thing that can happen is to not just focus on the the worry and dread that’s been dogging most of us throughout this year. Let’s talk about what’s to come! Sure, get 2020 out in the open. Don’t let it squat like a giant elephant in the corner. But don’t forget to talk about the future! Share your hopes and your dreams and your plans for 2021 and beyond. There are good things on the horizon. We just have to be ready to welcome them with an open mind and not one filled with suspicion and doubt.

Get Outside in Los Alamos

You don’t have to be in our community for long to realize that outdoor activities are one of the things we do best! Miles and miles of county maintained trails, sports complexes, and ready access to the Santa Fe National Forest provide hours and hours of good, healthy entertainment. But there are more than a few fun things to do that are on the unusual side and some of those have rather historic beginnings.

North Mesa Stables

Though the stables is listed on the Los Alamos County Parks & Recreation website as a “park”, it’s a little more complicated than that. There have always been horses on the Pajarito Plateau. In fact, the original “stables” housed horses used by the Los Alamos Sheriff’s Posse to patrol the perimeter of Los Alamos back when the town was still closed. What you might not realize is that the stables originally occupied what is now the practice field across the street from the high school. There was a golf course in that area as well. With the expansion of Los Alamos and the building of houses in the Western Area, the stables was moved to a spot at 35th Street and Diamond Drive which is right beside… The Los Alamos County Golf Course.

There has always been some contention between the residents of the town and this idea that the stables are a bit of an eyesore or a waste of land that could be used for building houses. For that reason, the stables moved to land that is now occupied by Hawk’s Landing, then across North Mesa to what is now Broadview, and finally in 1952 to their current location between the ball fields and the Kwage Mesa Trailhead.

This land was eventually given to Los Alamos County in 1972 by way of a quit claim deed from the Atomic Energy Commission. What locals might not realize is that this deed from the AEC designates that this land be used for it’s current purpose. Horse Stables. The process of removing the stables would actually be quite complicated. Beyond that, it would remove a really unique part of Los Alamos History from the community landscape.

How it Works

Let’s unravel the mystery of how a Los Alamos resident becomes a resident of North Mesa Stables. First, you DO have to be a county resident. The land is held by the county and licensed on a yearly basis to a stable owner for a fee based on the size of the lot. The licensee is the owner of any improvements on the lot, (barns, fences, structures). The stable owner is entirely responsible for the purchase, maintenance, and cost of keeping any livestock on the premises. If a resident would like to inquire about purchasing the improvements on a stable lot and entering into a license agreement with the county for that lot, then the easiest way to do this is to contact the Parks & Rec office.

Visitors

If you’re not into the idea of heading out to North Mesa to care for your livestock multiple times per day in all weather, that’s okay. You can still enjoy the stables. Visitors are welcome to walk through and take a peek at the wide variety of animals. Everything from horses to peacocks and so much in between! In spring you can even see brand new lambs and kids and perhaps a few new baby horses as well.

Looking to enhance your garden? The manure in the disposal bins is FREE to the public. If you’re looking for something organic to add to that garden, then look no further. Take your pickup truck or your garden tubs up to the stables and find a pile that looks appealing to your botanical tastes. The county uses the manure for compost so they do ask that when you’re strolling the stables, you don’t place your dog poop bags or any other waste into those bins. And if the stable owners seem particularly concerned about this rule, it’s because the county passes the cost of filtering out that non compostable material to them.

Ettiquette

As you’re taking your stroll through the stables, enjoy more than a few historic buildings sprinkled throughout the barns. There are two original homesteader cabins and several former LASL buildings as well. Feel free to observe the goings on from a polite distance. However, please keep in mind that the alleyways between the barns are off limits to the general public. Sometimes the stable owners intentionally keep an animal at the back of their lot because that critter isn’t safe to be in the public spotlight. If you see a sign asking you not to pet the horses, it’s probably because they do bite. These are privately owned animals and they come with their own bad habits. In a way, walking up to someone’s stable lot and petting their horse is a bit like trying to pet a neighborhood dog behind the fence.

If you’re dying to get a little more interaction with the animals than a simple stroll down the gravel road, there are several organizations you might try contacting for a more close up experience. The Gifted Horse Therapeutic Riding, Los Alamos Pony Club, 4-H, and Lemonade Living all have stable lots and support outreach programs for animal lovers of all ages. Get out and volunteer or join a club and you just might find a way to satisfy the horse crazy kid in your life.

In non Covid years, there are several Stable Community Outreach programs too. Stroll the Stables is an educational walk through during Fair & Rodeo Week and the Luminaria Walk is a fun twilight tour at Christmastime. During these events, participating stable owners open their doors and welcome visitors and questions so look for the signs next year and get out and enjoy!

As the conclusion of the holiday season approaches and we prepare to say farewell to Year 2020, get outside and enjoy the sunshine and blue sky. Got A Listing In My Pocket…

Pocket Listing. The name sounds almost cute. The idea is anything but.

The idea of the pocket listing or “off market listing” is actually rather simple. There is a house for sale. Something about that house, either involving it’s readiness for viewing, the identity of the seller, or perhaps the price range of the property, suggests the house might be better off being sold as an “off market listing”. It might even be that the seller has a buyer in mind. A friend or family member.

Off market listing means not listed in the MLS. The MLS is the multiple listing system. The enormous database that brokers or agents can go to in order to search for homes that are currently listed for sale. It is literally the reason that most sellers want their home listed with a broker. They WANT it out there for people to see. The more potential buyers with an opportunity to see your home, the more opportunity the seller has to sell that home.

Right?

So, why would anyone want their home kept off that MLS?

Let’s say you’re a celebrity and you’ve got a house you want to sell, but you don’t particularly want every Tom, Dick, and Harry tromping through your house taking selfies with your bathroom sink. You can keep that listing in some broker’s pocket and make sure that they only let certain, pre-approved people with an actual interest in purchasing your home through the front door. And let’s face it. Most of the time when we’re talking celebrity homes, we’re probably talking about homes in the more than one million dollar price range. There are significantly fewer buyers in that price range. So it’s not hard for a broker to screen buyers or tap into their network to find the percentage of lookers who actually want to spend that kind of dough on a house.

Here’s the other thing you need to realize about the Pocket Listing. Whatever Realtor has that listing in his pocket is representing both the buyer and the seller. They are working to earn the entire commission. And that puts them in a very tricky situation when it comes to ethics.

Normally, when I work with a buyer or a seller, I’m happy to help them “speculate” (for lack of a better word) about what the other party in the sale might be thinking or planning, or how they might react to a certain offer or request. We spend time talking about the way things “usually” happen or situations I might have seen or experienced in the past. I’m happy to get them as much information as I can because I am working only for them.

Now. When I’m working for both buyer and seller because it is my listing? That all changes. I try to stay out of any speculation. It wouldn’t be speculation. It would be revealing important information about one side or the other and I have to remain neutral. I have to say “these are the facts, please follow your own instincts and do what’s best for you and your family”. It’s honestly a very uncomfortable place to be. I take the ethics of my profession seriously. I want to help my customers and that means not playing favorites.

Apply what I’ve just said to the concept of the Pocket Listing. Not only is the broker involved working for both buyer and seller, but the house is not listed in a way that could make that sale happen in any other fashion. If that seems a bit murky, you’re not wrong.

How This Applies to Our Local Market

Here in Los Alamos we are experiencing a fast moving seller’s market. Houses sell faster than they can be found. They spend very little time in the MLS and often involve multiple offers and bidding situations. This means homes can sell for a LOT more than the seller expected. While this can be painful for the buyer, it can also be a really good thing for someone who once thought they were upside down on their mortgage and would never be able to sell and leave the area.

I’ve seen several recent situations regarding Pocket Listings that have really given me cause for concern. Usually these situations are created by someone trying to do something nice. Something like this:

Example- Seller has a home and they have a decent amount of equity. They also have a friend who is looking for a home and really having trouble finding one in this tough market. Seller agrees to a Pocket Listing so that they can just have the broker do the paperwork to allow their friend to purchase the house. House sells for price X. Two weeks later a very similar house on the same street, with slightly less in amenities, and with a regular MLS listing and multiple bidders goes for $40K MORE than our Good Samaritan Seller got for their home.

I don’t know about any of you. I love my friends. I love my family. But not enough to throw away $40K.

I know. It sounds almost mercenary. But friendship goes both ways. There is a lot of wiggle room inside a $40K price difference. Why not list the house the traditional way and have your friend submit an offer just like everyone else. Perhaps you take their offer at a price that is fair to you both or help them out by paying their closing costs or something else to that effect. It’s much better to be fair than to take the chance of feeling bitter about it later.

Regardless of how you want to buy or sell your home or who you think deserves the chance to buy it. Keep a few things in mind when it comes to off market listings in our little close knit community. Pocket Listings are more common in sluggish markets, in markets that have huge numbers of investment properties, or markets that involve multimillion dollar homes and celebrity buyers. They are less of a benefit to sellers when homes are selling like the hottest new Christmas toy and spend very few days on market.
